The key to any successful marketing plan is to identify the way you are going to market to get maximum exposure to the purchasers that you need to have for your home.
Online Marketing is hugely important in today's marketing. Over 80% of today's buyers start their home search on the internet and the REALTOR you choose had better be all over it! A question to ask yourself is do they have a website of their own besides the companies? How many URL's do they have? Do they market your home individually with its own website? And where will it be on the internet!
I have outlined a few of the different marketing tools that Kim Neer uses to provide you with maximum exposure for your home! Please check out how we market and thank you for your time!
1.Web Presence-With so many buyer's starting their search on the internet you want them to be able to find your home first. This is why we go out of our way to put your home all over the internet. Here are just a few of the websites we use:
A. Realtor.com
B. Trulia
C. Zillow
D. Oodle
E. Google
F. Craigslist
and many more. In fact, we promise you will be on well over 25 different sites on the web including www.lemayrealty.com and my own www.BuyKnob.com.
2. Twitter and Facebook- Each individual listing will appear on my own personal facebook and twitter listings. Should you not know, Twitter is a social networking and micro-blogging service that allows its users to send and read other users' updates (known as tweets), which are text-based posts of up to 140 characters in length. This is the opposite of spam and is a less gated method of communication: you can share information with people that you wouldn't normally exchange email with, opening up your circle of contacts to an ever-growing community of like-minded people.
3. Market your home in local restaurants- Never heard that one before have you? Well, we believe that some of the people that would be interested in your home live in our community. They would like to either move up or move down. So, based on this, we came up with an ingenious plan to make bifold flyers small enough for them to fit onto the tables of your favorite local restaurants, and for potential buyers to take with them. What a great idea!
4. Great Photography- I will take quality pictures of your home. Ever seen a home on the web or a flyer that is fuzzy? Seen a few too many pictures of just the couch in a house, and while it's a lovely couch you really wanted to see what the living room actually looked like. This will never happen to you. We check each of our pictures to ensure we use the highest quality on all of your virtual tours, and website pictures. You need to make a great first impression and stand out from the crowd. We do that for you!
5. Security- After every showing I will personally come over no matter how far the distance to make sure your home is locked and secure. I will also make sure all the lights are off, the water is off, and the lockbox is secure with the key safely inside.
6. Open House- We will do an open house for every home. Some REALTOR's say this does not work. I personally have seen the great results. We will ensure that there is ample signage, guest logs, great information, and many more of our great ideas!
